It's very rare to find this kind of rental return on the gulf, and even more rare to find a strong rental producer with a floor plan that feels like a real home, not just a small hotel. This house has a family room on almost every level along with two kitchens and multiple laundry areas. Every bedroom has an ensuite bath, and most of the bedrooms have a walk-in closet as well. Each floor feels like its own space and has room to breathe, so it's ideal for a family to spend time together while not feeling like you're on top of one another. 20405 Front Beach Road advertises one of the best cap rates among gulf front homes with approximately $300,000 in actual gross rental income year-to-date (April 2026) and a projected $390,000+ in annual gross rental income. At $900/ft this home is the second lowest list price per foot in the last year for a gulf front home on the West end of Panama City Beach. 20405 Front Beach Road is only five miles from Pier Park, the largest shopping, dining, and entertainment complex in Northwest Florida. It also sits five miles from the iconic Rosemary Beach. This is an ideal location for someone who wants to be within striking distance of 30A without paying the 30A price premium. Another aspect of the location that I love is how it makes avoiding traffic gridlock easier. The street directly in front of the driveway, Wisteria Lane, connects to Highway 98. You can pull out of the driveway onto Wiseteria Lane and then turn onto Highway 98 and bypass any congestion on Front Beach Road. This has made avoiding traffic so much easier during busy times. Another thing that stands out to me is how deep/wide the stretch of beach in front of the home is. This beach stays relatively uncrowded year-round. I've been at the home during peak Summer and Spring break months and have been surprised with the lack of crowds nearby compared to other gulf front listings that I've toured. Many properties in our market lack adequate storage, but 20405 Front Beach Road does not have that problem. There's a lockable owner's closet on almost every floor, and it was cleverly built to include a half-car garage which functions as ideal storage or as a large owner's closet. Many owners choose to lock off a space like this and keep a refrigerator, personal bikes, beach toys, and other items they'll need for their vacation. This way an owner can relax and not worry about having to go shopping first thing when they come into town. The sliding glass door next to the kitchen provides a great indoor/outdoor entertaining area because it opens out to the gulf front pool with its covered/shaded seating. The second floor hosts the main kitchen along with a dining table that seats 8 and a living room. There's a half bath off the living area for convenient guest use. Down the hall there's a washer/dryer hidden behind a set of double doors. There's also two bedroom suites. The first is a bunk room with its own ensuite bathroom and a small juliet balcony. The other is a suite with a king-sized bed, walk-in closet, and ensuite bathroom. The third floor is the only one that's occupied entirely by bedrooms. It hosts what I consider to be the primary suite (though many of the bedrooms are large enough to be a primary suite.) The primary suite is directly on the water with access to a private beachfront balcony. It has a walk-in closet, and sizable bathroom with dual vanities, walk-in shower, and a clawfoot bathtub that gets beautiful beach views. There's also another stackable washer/dryer in the hall that's hidden by double doors. In addition, there's three more suites on this level. Two of them are full suites with king-sized beds, ensuite baths, and large closets. The remaining suite is a bunk room with an ensuite bath and small juliet balcony. The fourth floor has a sitting area and also a kid's room that has foosball and acts as a third entertainment area. This kids room/entertainment area has its own ensuite bath with dual vanities and walk-in shower. There's also a gulf front suite on this level that sleeps four. It has a walk-in closet, ensuite bathroom, and a private beachfront balcony. This property has a heated, beachfront pool with covered sitting area and an outdoor shower. It also shares a private beach walkover with the sister home next door, the two homes jointly use and maintain the walkover.
